"Highly Highly recommend Bryan! Super careful with COVID. First-time homebuyer and Bryan provided an absolutely amazing experience! His energy, care, and patience for finding the perfect house went far beyond anything remotely expected, and he quickly turned into a friend. My car was even stollen while looking for homes, and he offered to lend me his car. That sort of care goes far beyond being a client and that type of character is hard to find. It is even harder to know where to start with explaining how great of an experience Bryan provided, but here we go…I’ll give short and long story. Short Story: Bryan got us an off-market house with about $10k in repairs and other concessions, during a time when homes are selling within 48 hours for $20-$40k over asking price with buyers waiving all inspections on homes built c. 1900…. There were some unique nuances with timelines, seller’s requirements, working with three different parties, and Bryan organized and structured the entire deal. We got under contract within about a week, which is truly amazing considering all the moving parts and the current market. Bryan likely saved us about $50k or more. Longer story: First, Bryan is very genuine and ethical, and basically held our hand the entire process. He completely explained and answered all questions… as lawyers, we had several pages of questions (to start with). He also helped us with the lending process and any issues, making competitive offers (insanely competitive right now), and negotiating once under contract (got us about $10k in concessions). I mean everything! He also introduced other great ideas, like buying a duplex and renting out the other side to subsidize our costs. It’s nice to know all options. Second, I learned quickly that he is not just trying to make a sell, he is trying to place us into the perfect home; one that met our needs and expectations, and most importantly, he was very clear about our financial undertakings. There were several homes in our budget, but he recommended passing on because of the additional financial/restoration costs. It was a very comforting feeling, especially when viewing homes built pre-1900’s. There were always issues with these houses, and he was always prepared and studied up on the houses. Third, Bryan is highly organized, and our schedules worked perfectly – We could send him all my home requests/questions at night, and by the time I woke, the houses were scheduled, questions answered, and even sent a google map link with our planned route. He always made time for us, and even though he had other customers, I think only once or twice he couldn’t match our schedule. Fourth, Bryan loves looking at homes and was right there with us reviewing the house. Great energy to have. He pointed out cool/unique things about the older homes and identified cracks or any other potential issues, like old electrical wiring. He climbed down in basements or other crawlspaces (if needed) to inspect things...He also took note of things like wiring, major appliances, foundation, etc., as a means for negotiating price once under contract, and so we understood our potential future costs. He was always on point with his roof estimates (just wait). Additionally, we were looking at fixer-uppers, so he was able to provide us with some realistic cost estimates associate with repairs, like the foundation, leveling the floor, bathroom additions, etc., and very importantly, pointed out things that would require an engineer or other professional. Fifth, Bryan guided us through the entire bidding and negotiation process, which was insanely stressful when houses aren’t staying on the market for longer than 72 hours. There is a serious “fear of missing out” in Washington park/Baker area, and it can get overwhelming, to the point we wanted to settle on something that we frankly didn’t want but because everything was going so fast, we were ready to give in. BUT, Bryan settled us down and he found us an amazing house! He also got us repairs on the house and other concessions from the seller, honestly shocked since we were already getting such a great deal on the house. He knew how to leverage different items and when to push for things. His negotiation skills are spot on! Lastly, Bryan is an all-around amazing person and great professional to work with. If it wasn’t for his patience dealing with us (we are picky), we wouldn’t have the house. 100% all goes to Bryan getting us this house. Homebuying is stressful and Bryan and his entire team guided us along. I will always recommend Bryan to anyone and will be using him in the future."
